APC Building Surveyor

Building Surveyor (Approx. 2 Years APC) | Newmarket | Education Projects (£1m - £10m)

Location: Newmarket (3 days office based | 2 days home based) Salary: Competitive + APC Support Package

Are you 18-24 months into your APC and worried that your current diary is looking a little… thin?

I am exclusively representing a specialist Building Consultancy in Newmarket who are actively hiring as part of their 2026 strategic growth plan. This isn't a standard "graduate rotation" role; this is a strategic hire for a surveyor ready to step up.

I know the market, and I know the hesitation. You are likely at a larger corporate firm, perhaps in Cambridge or London. You’ve got the brand name on your CV, but you might be pigeonholed into specific workstreams—dilapidations or repetitive inspections—struggling to get the Contract Administration and Design/Spec hours required for your Critical Analysis.

Moving mid-diary feels risky. But staying somewhere where you aren't getting the Level 2 and 3 experience is riskier.

This practice has spent over a decade dominating the education sector, specifically partnering with Multi-Academy Trusts (MATs) and high performing Colleges. Following a highly successful round of funding bids, they have a secured pipeline of construction and maintenance schemes typically ranging from £1m to £10m.

This is the sweet spot for the APC. You aren’t just a small cog in a £100m development; you are the Surveyor running the job from RIBA Stage 0 to 7.

Why this move makes sense for your APC:

  • With the government allocating over £450m annually through the Condition Improvement Fund (CIF) and School Condition Allocation (SCA), this sector is recession-resilient. While commercial fit-out fluctuates, schools always need warm roofs, safe cladding, and expansion.

  • RICS feedback consistently suggests that candidates from agile SMEs often present better at Final Assessment regarding Contract Administration and Project Delivery because they handle the whole lifecycle. Here, you won't just observe; you will do.

  • You will be working directly alongside experienced Senior Surveyors and Directors who are mentors, not just managers. They have a track record of getting surveyors Chartered on the first attempt.

What the client is looking for: They need someone who has the fundamentals down but needs the platform to fly.

  • Experience: Roughly 2 years of APC diary logged (or an experienced Graduate ready to accelerate).

  • Technical Skills: Comfortable with AutoCAD, specification writing, and the basics of JCT contracts.

  • Sector: Previous education experience is a bonus, but general commercial building surveying is perfectly fine.

  • Attitude: Client-facing and ready to take ownership of projects.

Why apply through me? I have a longstanding relationship with the Directors of this consultancy. I understand their culture and exactly what they look for in a team member.

  • Confidentiality: I know the industry is small. Your application will be handled with total discretion, and your CV goes nowhere without your express permission.

  • Insight: I can prep you on the specific projects they have won and the personalities of the interview panel, giving you a distinct advantage over direct applicants.

Next Steps If you are sitting at your desk looking at a deficit in your APC competencies, let’s have an off-the-record chat. You don’t need an updated CV just yet—let’s just discuss if this move solves your current diary problems.
